An Alternative to Cash? Using Sweat Equity for Down Payments

Down payment standing in your way of becoming a homeowner? Coming up with the cash is so yesterday. You may be able to use your sweat equity to get in the door, instead. The Department of Housing and Urban Development (HUD) just announced it will be awarding $10 million in sweat equity grants to nonprofit housing organizations through its Self-Help Homeownership Opportunity Program (SHOP). “The funds, combined with labor contributed by the homebuyers and volunteers, will lower the cost of homeownership for certain buyers,” said HousingWire. “According to HUD, through the program, homebuyers contribute ‘significant sweat equity’ toward the development of their housing units or the units of others participating in the local self-help housing programs.” Low-income homebuyers can work toward their down payment through activities including “landscaping, foundation work, painting, carpentry, trim work, drywall, roofing, and siding. The completed Niger Delta Basin Development Authority (NDBDA) new office accommodation in Port Harcourt, Rivers State After 60 years, the management of Niger Delta Basin Development Authority (NDBDA) has overcome its office accommodation shortage by erecting a new office complex and given a facelift to dilapidated office structures. The new complex comprises of 57 offices, two halls with projector, canteen, one workshop, 24 toilets and. About 5,000-litre overhead tank with borehole will serve the building. While commissioning the facilities in Port Harcourt, the Minister for Water Resources, Suleiman Adamu expressed joy for the actualization of the project.He noted that working in a conducive environment with necessary facilities in place increases workers’ output and brings good result. Laundry rooms and Energy Star–compliant windows topped the list of what buyers considered the most “essential” or “desirable” features in a home, according to the National Association of Home Builders’ 2019 “What Home Buyers Really Want” report, released at the NAHB International Builders’ Show in Las Vegas this week. Most of the features that new homeowners or aspiring buyers ranked highest related to helping them save in utility costs, add extra storage, and spruce up the outside, said Rose Quint, the NAHB’s assistant vice president of survey research. The NAHB surveyed nearly 4,000 consumers who either purchased a home within the last three years or plan to buy a home in the next three years to identify their top desires in a home.
