However, credit to the domestic economy dropped by 6.41 percent to N25.71 trillion in May, driven by decline in credit to the government and to the private sector. Meanwhile the excess liquidity in the interbank money market will persist this week as inflow from Federation Accounts Allocation Committee, FAAC, and maturing Nigerian Treasury Bills, NTBs, worth N183 billion hit the banking system. Last week, the market enjoyed inflow of N444.3 billion from matured TBs, which cancelled out the impact of liquidity mop up by the Central Bank of Nigeria, CBN, via N137.4 billion worth of Open Market Operations, OMO, bills. Quicken Loans’ National Home Price Perception Index shows that appraised values were just 0.34 percent lower than what homeowners expected in May. A year ago, the gap between the appraiser and owner’s home price opinions was five times larger. Still, home value perceptions vary quite a bit from city to city. Homeowners in San Jose, Calif., for example, tend to receive appraisals that are, on average, 2.82 percent higher than what they expected. General Tukur Buratai when he visited the site of the proposed Apple Island and expressed their grievances over the project, which made him to stop the elaborate ground breaking ceremony. Despite Rising Prices, Negative Equity Persists

Though homeowners are seeing their equity grow—properties with negative equity fell 3 percent in the first quarter of this year—2.5 million homes nationwide still are considered underwater, according to CoreLogic’s Home Equity Report. Negative equity refers to borrowers who owe more on their mortgages than their homes are worth and can occur because of a decline in a home’s value or an increase in mortgage debt.  But rising home prices are bringing more homeowners into the black. Nationwide, homeowners with a mortgage saw their equity rise 13.3 percent year over year. The average homeowner gained $16,300 in home equity between the first quarter of 2017 and the first quarter of 2018. As such, the number of residential properties in negative equity territory has been falling over the past few years. Negative equity reached a peak of 26 percent of mortgaged properties in the fourth quarter of 2009. The national aggregate value of negative equity was about $28...

When it comes to liens, California has adopted a "first in time, first in right" system of priorities. As authors Miller and Starr, the widely-acknowledged gurus of California real estate law, put it, liens, "have relative priorities among themselves according to the time of their creation." California Civil Code 2897 says, "Other things being equal, different liens upon the same property have priority according to the time of their creation." That is why people who make private loans, secured by trust deeds, are encouraged to record that instrument ASAP. Someone who waits a month, a week, or even a day to record a trust deed may find that someone else has recorded another, on the same property, during that intervening time.
